Letting your Property Through Midland Homes

Midland Homes offers three different services to our landlords, all of which can be tailored to meet your needs.
Full Management
Long Term Let
Let Only
Once your property is registered with us, we will begin marketing. Your property will be advertised on our website, social media and mailing lists.
Once tenants have been found:
  • We will carry out referencing checks, which include credit checks, employment and former landlord references.
  • Ensure all safety certificates and documents are in place prior to the tenant moving in.
  • Arrange for the tenant's deposit to be held in a tenancy deposit scheme and all relating documents are signed.
  • Take the move-in monies and ensure the tenancy agreement is signed.
During the tenancy:
  • Address any maintenance and repairs needed at the property
  • Manage any rent arrears
  • Provide bi-monthly statements and yearly property reports
  • negotiate contract renewals
At the end of the tenancy
  • We will issue notices to tenants
  • Negotiate on the deposit on behalf of the landlord
With Midland Homes, your property will be let to a charity housing organisation for guaranteed monthly rental income for up to 5 years.
If you have a property with 4 or more bedrooms this option could be ideal for you.
  • No loss of rental income, just guaranteed fixed monthly rent for up to 5 years
  • No costly void periods; your rent is paid regardless of whether it is vacant or occupied
  • Full management service
  • Dedicated property management team on hand to deal with any maintenance or tenant issues 24 hours a day.
  • Regular property inspections
  • Your property returned in its original condition (*subject to fair wear and tear)
  • Guaranteed vacant possession of your property on hand-back.
We will advertise your property in the same way we would with a fully managed service.
  • We find a tenant
  • We will carry out referencing checks, which include credit checks, employment and former landlord references.
  • Ensure all safety certificates and documents are in place.
  • Arrange for the tenant's deposit to be held in a tenancy deposit scheme and all relating documents are signed.
  • Ensure the tenancy agreement  and any other relevant paperwork is signed.
Once the tenant has moved into the property, it's over to the landlord to begin management and all it entails; maintenance, rent collection, rent arrears and end of tenancy procedures such as issuing notices and negotiating on the deposit.
This option is ideal for experienced landlords that are confident managing a rental property in its entirety.
